The Maintenance Technician is assigned to the Maintenance and Repair section of building operations. They will be responsible for performing a variety of standard facility and ground maintenance duties including, but not limited to: Applying paints, sealers and solvents to exterior and interior surfaces.Ability to repair wall damage with plaster or sheetrock as necessaryAbility complete finish repairs, caulk, texture, repair ceramic tile, vinyl composite tile, and install base coverAssist with moving office and/or patient furniture to include arranging and setting up as needed.Replace light bulbs, electrical outlets, switch covers.Monitor and troubleshooting, repair and installation support for the plumbing, heating, and cooling systems throughout the facility.Estimate materials and time needed for projects.Perform a variety of advanced specialized maintenance and servicing duties in support of assigned on-site and/or off-site area; may perform standard maintenance duties and tasks as required. Ensure adherence to Policies and Procedures. No patient care assignment.Maintain, repair, existing plumbing systems, to include: high/low pressure piping, sanitary sewer, steam heat, steam generation, circulating, vacuum, and condensate pumps, expansion tanks, radiators, lavatories, commodes, and water heaters.Perform standard building maintenance, carpentry and welding duties as required to include building exterior and interior repairs and services.Responsible for completion of work orders for tasks related to the physical maintenance and repairs of the assigned buildings utilizing work order related software programsResponsible for implementing routine physical improvement'sRespond to emergencies in accordance with departmental protocolAssist Supervisor in establishing and maintaining all equipment, tools, supplies in stock, inventories and logsImplement, with Supervisor, a comprehensive preventative maintenance plan and maintain all related records and logsAssist with controlling expenses associated with the operation of the buildings.Communicate effectively to appropriate individual building status and changesAdhere to all safety standards, policies & procedures, codes of conduct and best practicesAct in a professional and courteous manner at all times with tenants, hospital client, co-workers, vendors, patients, etc.Utilize materials, supplies, tools and other building property in a safe, productive mannerPerform other duties and special projects as assigned
